CITY OF RAMSEY DEVELOPMENT PERMIT SUNFISH POND On March 25, 1997, Site Plan approval was granted by the City of Ramsey ("City) to G.M. Homes, Inc., a Minnesota corporation, ("Permittee") to construct 81 townhouse units ("Structures") on the property which is legally described as follows: Outlot B, Sunfish Square, Anoka County, Minnesota - or upon recording - Sunfish Pond, Anoka County, Minnesota the ("Site"). This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are as follows: 1. STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect. 2. STATE BUILDING CODE COMPLIANCE. The Structures shall be constructed in accordance with the requirements of the State Building Code. 3. SITE PLAN COMPLIANCE. The Structures shall be sited and constructed on the Site as shown on the Site Plan prepared by Pioneer Engineering, dated February 12, 1997. 4. SITE PREPARATION. All site grading and drainage shall be subject to approval by the City Engineer. o REQUIRED IMPROVEMENTS. The Pgrmittee shall construct and install the following site improvements on the Site in accordance with the specifications and location as shown on the Site Plan. The Required Improvements are as follows: a. Site grading in accordance with the approved Grading Plan prepared by Pioneer Engineering dated February 12, 1997. b. Installation of bituminous 6r concrete driveways, parking lots and maneuvering areas. c. Installation of B-612 continuous concrete curbing on the main collector street and surmountable curbing on all side streets. d. Establishment of turf in areas disturbed during construction and in accordance with the Site Plan. e. Landscaping in accordance with the Landscape Plan dated August 14, 1996, Revisions February 7, 1997 and ,1997. ("Required Improvements). I I I I I I I I I I I I I ! I I I I
