CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />SUNFISH POND <br /> <br />On March 25, 1997, Site Plan approval was granted by the City of Ramsey ("City) to G.M. <br />Homes, Inc., a Minnesota corporation, ("Permittee") to construct 81 townhouse units <br />("Structures") on the property which is legally described as follows: <br /> <br />Outlot B, Sunfish Square, Anoka County, Minnesota <br /> <br />- or upon recording - <br /> <br />Sunfish Pond, Anoka County, Minnesota <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval <br />are as follows: <br /> <br />1. STRUCTURE. All building plans must be prepared and certified by a registered engineer or <br /> architect. <br /> <br />2. STATE BUILDING CODE COMPLIANCE. The Structures shall be constructed in <br /> accordance with the requirements of the State Building Code. <br /> <br />3. SITE PLAN COMPLIANCE. The Structures shall be sited and constructed on the Site as <br /> shown on the Site Plan prepared by Pioneer Engineering, dated February 12, 1997. <br /> <br />4. SITE PREPARATION. All site grading and drainage shall be subject to approval by the <br /> City Engineer. <br /> <br />o <br /> <br />REQUIRED IMPROVEMENTS. The Pgrmittee shall construct and install the following <br />site improvements on the Site in accordance with the specifications and location as shown on <br />the Site Plan. The Required Improvements are as follows: <br /> <br />a. Site grading in accordance with the approved Grading Plan prepared by Pioneer <br /> Engineering dated February 12, 1997. <br />b. Installation of bituminous 6r concrete driveways, parking lots and maneuvering areas. <br />c. Installation of B-612 continuous concrete curbing on the main collector street and <br /> surmountable curbing on all side streets. <br />d. Establishment of turf in areas disturbed during construction and in accordance with the <br /> Site Plan. <br />e.
