This optimistic projection is based upon the City having <br />issued building permits for over 60,000 square feet of new buildings in the fk'st two months of <br />1997. These projects do not include the Children's World Daycare, and Landmark Community <br />Bank that are currently under construction. In addition to these projects, the City has received <br />reservations for two additional projects totaling 65,000 additional feet of building space. With <br />the average value of commercial/industrial space being $33 per square foot, this equates to an <br />increase of $4,356,000 of tax base. This is greater than the value created in <br />commercial/industrial property from 1989-1993. <br /> <br />Attached for your review are the building permit reports for the months of January & February, <br />1997. As the reports show, the City issued 23 new home permits, which compares to the 20 <br />projected during this period in the residential activity forecast. This brings the total projected <br />single family home permits to 223 for the entire year. In the next few months we will be <br />completing the development activity forecast including the evaluation of the population estimates <br />and incorporating the Metropolitan Council estimate of persons living in each single family <br />home. This may result in the population figure being reduced, but will allow for a more accurate <br />population number.
