Preliminary Plat Review: Sunfish Pond
March 19, 1997

b)

The general storm sewer layout and drainage patters are acceptable. However, the
storm sewer sizes have not been provided, nor have calculations documenting the
adequacy of the storm water ponding. This information needs to be submitted and
approved before construction can commence.

c)

A detail of the storm water outfall needs to be submitted addressing erosion
control. Cable concrete or equal is recommended.

Park Dedication: The Park Commission met on March 13, and determined that park
dedication will consist ora cash payment. The current rate is $875 per unit.

Transportation Impact Fee: In April 1996, the City Council enacted a transportation
impact fee on all residential and commercial development. The rate for residential is
$500 per unit. The developer is responsible for a minimum of 50% of this fee prior to the
City releasing the plat for recording. The developer has the option to defer the other
50%, or $250 per unit, as an additional line item on the building permit fee. In this case,
the transportation fee will be used for the future signalization of County Roads $$57 and
$$116.

The City Council will be meeting at 7:00 p.m., on Tuesday, March 25, 1997, at the Ramsey
Municipal Center, 15153 Nowthen Boulevard NW, to consider your request for preliminary plat
approval of Sunfish Pond. A copy of the case cover sheet is enclosed for your information.
