The Planning Commission conducted a public heating on March 4, 1997. There were residents
present to discuss concerns with tree preservation, drainage and the double cul-de-sac design of
the streets.

State Statute requires cities to take action on land use applications within 60 days of the date of
application. This rule also provides the opportunity for cities to invoke a 60-day extension to
that time frame for good cause. The deadline for taking action on this request for preliminary
plat approval is April 10, 1997.

Recommendation:

City Staff and the Planning Commission recommend preliminary plat approval contingent upon
compliance with the review letter and resolving the zoning issue. However, if Council is not
inclined to grant preliminary plat approval contingent upon proper zoning, then the City should
invoke the 60-day extension to the decision-making time frame set by State Statute.

Council Action:

Motion to approve/deny the preliminary plat for Alpine Estates, contingent upon compliance
with the City Staff Review Letter dated March 21, 1997, and appropriate zoning.

Review Checklist:

Zoning Administrator
City Engineer

CC: 4/8/97

/jmk

I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
