These new buildings will be <br />constructed along the south side of McKinley Street Northwest in the Ramsey Business Park. In <br />addition to these buildings, the City has also received a site plan for a 10,000 square foot facility <br />to be located along Sunfish Lake Boulevard Northwest. These projects will result in the <br />construction of over 225,000 square feet of building space, making it the second largest year for <br />construction ever and we are only in April! <br /> <br />Attached for your review are the building permit reports for the month of March 1997. As the <br />reports show, the City issued 30 new home permits, which compares to the 22 projected during <br />this period in the residential activity forecast. This brings the total projected single family home <br />permits to 231 for the entire year. The level of activity will be above the average permits based <br />upon the nine year. average of 220 new home permits. Using the most recent persons per <br />household (3.3 pph) this number of new homes will result in a population increase of 762 when <br />all of the units are occupied. The City should be receiving the Metropolitan Council population <br />estimates in the next couple of weeks allowing for the projection of the future population growth. <br /> <br />Also included in this months report is a breakdown of the lots remaining, and the City's lot <br />reserve, should no new lots be created within the foreseeable future. As the inventory indicates, <br />the City should have enough lots based upon the current projections for the next two years. After <br />that point, the construction of new homes should slow considerably as the remaining lots would <br />not be the most desirable. There is some preparation time required for the development of new <br />lots so the effect of reducing the lot inventory to less than one year may be long lasting. <br /> <br />If you have any suggestions or questions concerning the monthly reports, please contact me. <br /> <br /> <br />
