Due to the sale of this property to you in May of 1996, it is now subject to connection to municipal water and sewer services under City policy. This connection should have occurred during 1989, but due to its location in what was formerly referred to as the "special utility district", this and other properties were afforded a delay in connection until such time as the property changed hands. Several other properties have been subjected to this same connection policy upon sale, including, for instance, Blue Line Collision and McKay's Rapid Auto Sales. The cost of'this required connection to City services includes the following charges [which are now being quoted at the 1997 rates]: Water and Sewer Trunk Charges [$8,920.00/acre ~ 1.2 acres] $10,704.00 Lateral Benefit Charges Water Availability Charge [WAC] Sewer Availability Charge [SAC] SAC Handling Fee Water Meter and Installation 9,194.00 1,350.00 95O.OO 180.00 215.00 Minimum Charges** $22.583.00 ** These charges are based on charges for one residential equivalent [REC's]. If the REC's are deternfined by the Metropolitan Council Environmental Services [MCES] to be more than one, the charges foe WAC, SAC and the SAC Handling fee will increase accordingly. These charges do not include permit fees or any costs for plumbing and extending the service from the street to the structure.
