There is approximately 320 acres of residential land remaining in the MUSA, including the <br />proposed plats of Apple Ridge and Alpine Estates. The most liberal scenario of three lots per <br />acre, there is a potential for 960 single family lots. Over the past five years, the City has <br />averaged 195 building permits per year in the Urban District. At that rate, we have a residential <br />land inventory in the MUSA District of 4.9 years. <br /> <br />Development of this parcel with sanitary sewer and water will facilitate the extension of sewer <br />and water to the adjacent remaining commercial parcel and other development parcels. It should <br />also be noted that given our lack of multi-family parcels, this property may also provide an <br />opportunity to provide for increased housing densities. However, the request at this time is for <br />consideration as a single family neighborhood. <br /> <br />There were 3 immediate vicinity residents and 2 City residents that expressed to the request for <br />rezoning at the public hearing. <br /> <br />The following items are enclosed for your information: <br /> <br /> a.
