I
I

I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I

Wayne Johnson, Highway #10, Anoka, stated that he has no particular interest one way or
another on this particular project, except that he wants to clarify things in terms of commercial
property. Mr. Johnson stated that there is not a shortage of commercial property. There is plenty
of commercial property on T.H. g47 where lot~ are available and they are not exactly selling like
popcorn. Any oommercial property adjacent to T.H. #47, in order to be a viable commercial
development, haz to have accesses from both 153rd and T.H. #47. On the south side of 153rd,
Mr. Edmundson rezoned part of his development to residential and Mr. Johnson's finn sold him
I9 acres. The commercial parcel retained by Mr. Edmundson has no access onto T.H. #47, so it
is practically worthless as a commercial piece without two accesses. Mr. Johnson stated that he
speaks from years of experience. Industrial property does more than pay its way and there is
plenty of industrial property in Ramsey as well as commercial. The City has to go with what the
market is demanding at a particular point in time.

Rick Christ/an, 7330 - 155th Avenue NW, Ramsey, stated that we have a lot of brand new
businesses on Highway #10 and he doesn't see where they get their second accesses. He doesn't
think that it's a good reason that every business has to have two accesses.

Loft Abrahamson, 5735 - 153rd Avenue NW, Ramsey, stated that the property right on T.H. ~47
is also commercial and presumably there would be an access to T.H. #47 from the subject
property through this property to the east. She noted that everyone complains about the traffic
onto T.H. #47 and outlets to C.R. #5 and stated that each one of the Planning Commissioners
should get into Anoka and start bugging them. St. Francis is also adding to the traffic congestion
on T.H. #47 and Ramsey needs to figure out the traffic instead of putting in more houses.

Commissioner Deemer inquired as to how many offers Mr. Maxton has had for his property in
the 22 years that he has owned it.

Mr. Maxton replied that he has only had a few offers.

ADJOURNMENT

Motion by Commissioner Deemer and seconded by Commissioner La.Due to adjourn the public
heating.

Further discussion: Commissioner Deemer inquired if this property gets rezoned, will it be one
of the pieces excluded under the moratorium ordinance. Mr. Goodrich stated that if the
ordinance is adopted as presented, the Sunflower Ridge plan will not be exempted from the
moratorium.

Motion carried. Voting Yes: Chairperson Bawden, Commissioners Deemer, LaDue, Jensen,
Terry and Thorud. Voting No: None. Absent: Commissioner Holland.

Planning Commission/PubIic Hearing/Good Value/April 1, 1997
Page 3 of 4
