The <br />plan proposes to construct a 10,060 office and warehouse building on Lot 3, Block 1, Oakridge <br />Industrial Park. The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Site plan <br />City Staffreview letter dated 4/29/97 <br />Draft Planning Commission meeting minutes dated May 6, 1997 <br />Proposed development permit <br /> <br />Notification: <br /> <br />No public hearings are required for commercial site plans. <br /> <br />Observations: <br /> <br />The City will utilize tax increment funds to construct Sunfish Lake Court to provide public <br />access to the proposed facility. The site is zoned Industrial for which office/warehouse is a <br />permitted used. The proposed structure is within City Code requirements for lot coverage, <br />building height and architectural standards. The exterior walls are proposed to consist of a <br />combination of rock, smooth and broken face concrete block. The facility will be served by <br />sanitary sewer and municipal water. The structure meets or exceeds all required building <br />setbacks in the industrial district. In accordance with City Code, there will be a minimum of a <br />20-foot wide landscaped area along Sunfish Lake Court. The applicant is also proposing to <br />establish a combination of trees, shrubbery, and/or turf on the northwest and south property lines. <br />No screening is required fi.om adjacent industrial parcels. City Code requires one off-street <br />parking space for every employee on the maximum working shif~ and one off-street parking <br />space for every 200 square feet of office space. In the case of KCI, 20 off-street parking spaces <br />would be required and 29 are proposed. All driveways, off-street parking areas and loading areas <br />are proposed to be surfaced with bituminous and finished with B612 concrete curb. The <br />submittal is deficient of a drainage and grading plan, lighting plan and waste storage plan if it is <br />to be outdoors. <br /> <br />This is a tax increment financing (TIF) project under the instant equity program the City has been <br />operating. The City expenses towards the project are recovered within the time frame of the TIF <br />district. <br /> <br /> <br />
