The plan proposes to construct a 48,960 square foot office and manufacturing <br />facility for Precision Wood Products in the Business Park 95 4th Addition. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Site plan dated May 15, 1997 <br />City Staff Review Letter dated April 30, 1997 <br />Draft Planning Commission meeting minutes dated May 6, 1997 <br />Proposed development permit <br /> <br />Observations: <br /> <br />The most current version of the site plan proposes 2 accesses onto McKinley Street. The <br />westerly access should align with the easterly access of Command on the north side of <br />McKinley. <br /> <br />The site is zoned Industrial which is appropriate for the intended use. The proposed structure, <br />including its future expansion, meets City Code requirements for lot coverage, building height <br />and setbacks. The exterior finish on the walls will be pre-cast raked concrete panels. The facility <br />will be served by sanitary sewer and municipal water. <br /> <br />In accordance with City Code, there will be a 20-foot wide landscaped area along McKinley <br />Street. Screening of the loading doors on the east and west walls from adjacent parcels will be <br />required. <br /> <br />City Code requires one off-street parking space for every employee on the maximum working <br />shift for industrial uses. The site plan does not indicate the number of employees projected for <br />the facility so staff cannot make a determination as to whether or not the 94 ultimate parking <br />spaces are sufficient. Although it is not clearly identified on the site plan, it is assumed that all <br />driveways, loading areas and off-street parking areas will be surfaced with bituminous and <br />finished with B612 concrete curb. The site plan should be modified accordingly. <br /> <br />Since the issuance of the April 30 review letter, the number of loading berths has increased from <br />6 to 8. Screening of the berths on the east and west walls will be required in the landscape plan. <br /> <br />I-/3 <br /> <br /> <br />
