EXHIBIT <br /> <br />CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />INCORPORATED <br /> <br />On May 27, 1997, Site Plan approval was granted by the City of Ramsey ("City") to Julian <br />Johnson ("Permittee") to construct a 48,000 square foot office, warehouse and manufacturing <br />facility ("Structure") on the property which is legally described as follows: <br /> <br /> Lot 3, Block 2, Business Park 95 Fourth Addition, Anoka County, Minnesota <br />the ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval <br />axe as follows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as shown on the Site Plan submitted by the Permittee, which Site Plan was prepared by <br />Lampert Architects and consists of one (1) Sheet dated April 25, 1997. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan referenced above. The Required Improvements are as <br />follows: <br /> <br />do <br /> <br />Bituminous driveways, off-street parking and maneuvering areas <br />Concrete curbing curbing around the perimeter of all bituminous surfaces <br />Site grading in accordance with the Grading Plan prepared by and <br />dated .1997, <br />Sod and seed <br />Establishment of plantings in accordance with the Landscape Plan which consists <br />of one sheet prepared by Larnpert Architects and dated April 25, 1997 ' <br />Fire lanes <br /> <br />The ("Required Improvements)". <br /> <br />t <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the structure or in the parking lot is subject to the <br />prior approval of the City Engineer and shall be designed so as to deflect light away from <br />Sunfish Lake Boulevard. Bulbs emitting in excess of 3,000'lumens (150 watts) shall be <br />so directed that the bulb is not visible from off of the property where such light source is <br />located <br /> <br /> <br />
