LAND COMPANY <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Chuck Lund of K.C. Land Company is requesting final plat approval of Alpine Estates. The <br />property is situated in the northwest quadrant of the intersection of County Road #57 and 153rd <br />Avenue N.W. The following items are enclosed for your information: <br /> <br />a) <br />b) <br />o) <br />d) <br /> <br />e) <br />f) <br /> <br />Site location map <br />Final plat <br />City Staff review letter dated May 20, 1997 <br />City Council minutes dated April 8, 1997; City Council minutes dated March <br />25,1997; Planning Commission minutes dated March 4, 1997; City Council <br />minutes dated February 25,1997. <br />Proposed resolution for final plat approval <br />Proposed development agreement <br /> <br />Notification: <br /> <br />Owners of property in excess of the standard 350 foot distance requirement were notified of the <br />public hearing at the preliminary plat stage. In addition, the City has hosted two neighborhood <br />meetings regarding the proposed development. No notification is required for requests for fmal <br />plat approval. <br /> <br />Observations: <br /> <br />The proposed final plat for a maximum of 38 lots is in conformance with the approved <br />preliminary plat. The plat will be served by two accesses from 153rd Avenue NW and none of <br />the lots will have direct access onto 153rd. The westernmost cul-de-sac exceeds the 600 foot <br />maximum length by approximately 30 feet. Staff is recommending deviating from the 600 foot <br />maximum in the interest of restricting direct access to 153rd and tree preservation. <br /> <br />The minimum lot size in the urban district is 10,800 square feet; the average lot size in Alpine <br />Estates is 14,759 square feet. <br /> <br />The purchase price of the property included the $825 per lot park dedication fee. <br /> <br />At the time of preliminary plat approval, it was determined that a rezoning from R-I Rural <br />Residential to R-1 Urban Residential was required. The second reading of the rezoning <br />ordinance is also on Council's agenda this evening for consideration. <br /> <br /> <br />
