S~notified prope~ o~ers ~n 700 feet of~e subject prope~ of~e <br />public he~ng conducted by ~e Plmg Co~ssion on April 1, 1997. <br /> <br />Obse~afions: <br /> <br />The property is approximately 20 acres in size and is in the Metropolitan Urban Service Area <br />(MUSA). The sketch plan accompanying the application proposes to develop the entire parcel <br />with single family homes. The adjacent parcels to the north and west are zoned rural residential; <br />the parcel to the east is zoned commercial; and the property on the south side of 153rd is zoned <br />commercial and residential The Comprehensive Plan targets this property for commercial <br />development and a minor amendment to the Plan would be required if the ordinance to rezone is <br />adopted. <br /> <br />It was previously reported that at the current rate of commercial development, there is an <br />inventory of commercial property in the area of the site to facilitate development for the next 60 <br />years inclusive of the subject property and 50 years exclusive of the subject property. It is <br />estimated that the City has a 4 to 5 year inventory of residential land in the MUSA. <br /> <br />Development of this parcel with sanitary sewer and water will facilitate the extension of sewer <br />and water to the adjacent remaining commercial parcel and other development parcels on the <br />north side of 153rd Avenue N.W. It should also be noted that given our lack of multi-family <br />parcels, this property may also provide an opportunity to provide for increased housing densities. <br />However, the request at this time is for consideration as a single family neighborhood. <br /> <br />The Planning Commission conducted the public hearing and recommended approval of the <br />request for rezoning. <br /> <br />On April 22, 1997, the City Council adopted f'mdings of fact #97-04-080 relating to the rezoning <br />application and introduced an ordinance to rezone the property to residential. In accordance with <br />the City Charter, the ordinance is now eligible for adoption. <br /> <br /> <br />
