CASE <br /> <br />REQUEST TO REZONE PROPERTY FROM E-1 EMPLOYMENT DISTRICT TO <br />PLANNED UNIT DEVELOPMENT (PUD); <br /> CASE OF BASALT PROPERTIES, LLP <br /> By: Patrick Trudgeon, AICP, Assistant Community Development Director <br /> <br />Background: <br /> <br />Basalt Properties, LLP is proposing to develop two commercial buildings on 2.62 acres along <br />Basalt. N.W., south of Highway 116. The subject properties currently consist of three separate <br />parcels platted as Gateway North. As part of the development, the Applicant has also applied for <br />a minor subdivision to combine the three lots into one lot and site plan approval of the buildings <br />to be constructed. As part of their request, the applicant is also asking that the property be <br />rezoned to Planned Unit Development (PUD) to.allow for two principal buildings on the property <br />and a reduced rear yard setback for one of the buildings. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site Location Map <br />b) Site Plan <br />c) Draft Planning Commission meeting minutes dated September 4, 2003 <br />d) Proposed Findings of Fact <br />e) Proposed Ordinance <br /> <br />Notification: <br /> <br />Property owners located within 700 feet were notified of the proposed rez.oning. State law <br />requires that the City notify property owners within 350 feet be notified. <br /> <br />Observations: <br /> <br />The property is 2.62 acres in size and is currently vacant. ~t was previously used for outdoor <br />storage by the previous owner. The applicant is proposing to develop two principal buildings <br />that will be used for storage and industrial uses. <br /> <br />The applicant is proposing that the subdivision be processed as a Planned Unit Development <br />(PUD)..The applicant is requesting the use of a PUD in order to allow for two buildings on one <br />lot and a reduced rear yard setback on the western building. <br /> <br />Two buildings on one lot: The applicant is requesting to have two buildings on one lot <br />due to the desire to share a maneuvering area for trucks between the two buildings. The <br />development of the lots independent of each other is not conducive to an average-size <br />building with a parking lot and maneuvering area. By combining the lots and sharing a <br />maneuvering area, the applicant has indicated that he has created a more unified looking <br />development and maximized the use of the land to creme a greater.tax base. Staff' has <br />reviewed the proposal and concurs that the site, due to its layout, makes it difficult for an <br />industrial or warehouse business to be located on them. This area has also been targeted <br />by the City for redevelopment for the past several .years. The City has purchased several <br /> <br /> <br />
