15 <br /> <br />By: <br /> <br /> REQUEST FOR FINAL PLAT APPROVAL OF <br /> BASALT OFFICE ADDITION; <br /> CASE OF BASALT PROPERTIES, LLC <br />Patrick Trudgeon, AICP, Assistant Community Development Director <br /> <br />Background: <br /> <br />Basalt Properties LLC has submitted a minor subdivision final plat as part of their development plan <br />to construct two industrial buildings on property located on Basalt Street N.W., south of County <br />Road #116. The final plat is proposing to replat three separate parcels into one lot in order to <br />facilitate the development. The subject property is 2.62 acres in size and is proposed to be zoned <br />to Planned Unit Development (PUD). The PUD will allow for two principal buildings on the <br />property and a reduced rear yard setback for one of the buildings. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Final Plat <br />City Staff review letter dated September 19, 2003 <br />Proposed development agreement <br />Proposed resolution for final plat approval <br /> <br />Notification: <br /> <br />Minor subdivisions are not subject to a public hearing. <br /> <br />Observations: <br /> <br />As mentioned above, three lots contained in the Gatewhy lqi~rth subdivision are being proposed <br />to be replatted into one lot. The new lot created will be 2.62 acres which exceeds the one-acre <br />minimum lot size requirement and the 200-foot lot width requirement. <br /> <br />The grading, drainage, and utility plans are being reviewed as part of the Basalt Properties site <br />plan. All drainage ponds shown on the site plan are propo~d to be dedicated as drainage and <br />utility easements on the final plat. The existing drainage and utility easements along the shared <br />lots lines of Lots 2, 3, and 4 of Gateway North Industrial Park Plat 2 must be vacated. The public <br />hearing and Council action to vacate underlying easements is scheduled for October 14. <br /> <br />Recommendation: <br /> <br />City Staff recommends final plat approval subject to the City Staff Review Letter dated <br />September 19, 2003, and the developer entering into a development a~eement with the City. <br /> <br /> <br />
