Stage II Improvements Required. There are no Stage II Improvements, as defined by <br />City Code, associated with the Plat. <br /> <br /> SECTION III <br />PERMITS AND OCCUPANCY <br /> <br />Requirements for Building and Occupancy Permits. No building permit for any lot in the <br />Plat shall be issued until: (a) a Class V driving surface is installed to within 300 feet of the <br />structure: (b) a Certificate of Survey, including that survey information required by the <br />CITY has been supplied to the City Building Official; (c) all the financial guarantees <br />required by the CITY have been satisfied; and (d) the DEVELOPER has supplied the <br />CITY with a copy of the Lower Rum River Water Management Organization permit. The <br />CITY reserves the right to suspend all building activities upon the CITY being notified by an <br />outside agency that-the appropriate permit(s) was not obtain from the applicable agency. <br />Approval of the building foundation requires a certificate of elevation signed by a licensed <br />(State of Minnesota), professional land surveyor, verifying that the elevation complies with <br />the approved grading plan :for the Plat. Foundation approvals will require a certificate of <br />elevation verifying that the actual elevation is in compliance with the approved grading and <br />drainage plan.. The lowest floor elevation shall be at least 2 feet above the 100 year <br />elevation. <br /> <br />No occupancy permit for any lot in the Plat shall be issued until: (a) vehicular access to the <br />lot is provided including the installation of at least one layer of bituminous surfacing; (b) all <br />utilities are in place, operational and accepted by the CITY; (c) for lots that have a slope of <br />less than 2%, a certificate of grading, prepared by a licensed (State of Minnesota), <br />professional land surveyor, must be provided to the City documenting that the flattest grade <br />on the lot is 1% or greater; and (d) boulevard sod and landscaping, or escrow for same, have <br />been provided. <br /> <br /> SECTION IV <br /> PARK DEDICATION <br /> <br />10. Park Dedication. The Plat is in the Marble Park Distr~ct. Park dedication requirements <br /> shall be satisfied by a cash payment in the amount of FiYe Thousand Seven Hundred Six <br /> Dollars and no cents ($5,706.00). <br /> <br />11. Park Trail Development Fee. The City Council has established a trail development fee in <br /> the amount of One Hundred Dollars and no cents !~100.00) per acre for commercial and <br /> industrial uses. A cash payment in the amount of Two Hundred Sixty Two Dollars and noj <br /> cents ($262.00) is required to satisfy the trail fee requirement. <br /> <br /> <br />
