Stage II Improvements Required. There are no Stage II Improvements, as defined by City Code, associated with the Plat. SECTION III PERMITS AND OCCUPANCY Requirements for Building and Occupancy Permits. No building permit for any lot in the Plat shall be issued until: (a) a Class V driving surface is installed to within 300 feet of the structure: (b) a Certificate of Survey, including that survey information required by the CITY has been supplied to the City Building Official; (c) all the financial guarantees required by the CITY have been satisfied; and (d) the DEVELOPER has supplied the CITY with a copy of the Lower Rum River Water Management Organization permit. The CITY reserves the right to suspend all building activities upon the CITY being notified by an outside agency that-the appropriate permit(s) was not obtain from the applicable agency. Approval of the building foundation requires a certificate of elevation signed by a licensed (State of Minnesota), professional land surveyor, verifying that the elevation complies with the approved grading plan :for the Plat. Foundation approvals will require a certificate of elevation verifying that the actual elevation is in compliance with the approved grading and drainage plan.. The lowest floor elevation shall be at least 2 feet above the 100 year elevation. No occupancy permit for any lot in the Plat shall be issued until: (a) vehicular access to the lot is provided including the installation of at least one layer of bituminous surfacing; (b) all utilities are in place, operational and accepted by the CITY; (c) for lots that have a slope of less than 2%, a certificate of grading, prepared by a licensed (State of Minnesota), professional land surveyor, must be provided to the City documenting that the flattest grade on the lot is 1% or greater; and (d) boulevard sod and landscaping, or escrow for same, have been provided. SECTION IV PARK DEDICATION 10. Park Dedication. The Plat is in the Marble Park Distr~ct. Park dedication requirements shall be satisfied by a cash payment in the amount of FiYe Thousand Seven Hundred Six Dollars and no cents ($5,706.00). 11. Park Trail Development Fee. The City Council has established a trail development fee in the amount of One Hundred Dollars and no cents !~100.00) per acre for commercial and industrial uses. A cash payment in the amount of Two Hundred Sixty Two Dollars and noj cents ($262.00) is required to satisfy the trail fee requirement.
