Building A is required to have 11 parking spaces and shows 21. It should be noted that 6 <br />of these spots are located in front of the overhead doors in the rear of the building that <br />may not be able to .be 'used as parking spaces on a full time basis. Since the parking <br />requirements for Building A are being met in the south parking lot, Staff does not have a <br />concern with the parking spaces located in front of the overhead doors. Building B is <br />required to have 17 and shows 22. Once again, it should be noted that 6 of these parking <br />spaces are located in front of the overhead doors. Since only 16 parking spaces are <br />shown in the front parking lot, Building B could potentially be short of one parking space <br />if the overhead doors have active use. The applicant has stated that these parking spaces <br />will be used by employees and that the overhead doors will only be used once in the <br />morning and once in the evening. <br /> <br />The landscaping plan has been r~vised as directed by the initial plan review and now <br />complies with City Code. The exterior for both buildings will be 1020 Beige Exposed <br />Aggregate wall panels which meet City Code requirements. <br /> <br />In exchange for the savings realized by the applicant regarding the storm Water piping <br />needed for the project, the City has agreed to oversize the storm water pipes within the <br />Basalt St. public improvements to be constructed by the City. The City Engineer's <br />estimated cost of the savings to be realized is $26, 075.00 that will be paid by the <br />developer to the City. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval contingent upon compliance with City Staff <br />Review Letter dated August 29,'2003, September 19, 2003, the rezoning of the subject <br />property to PUD, approval of the Basalt Properties final plat, and the developer entering into <br />a development permit. <br /> <br />City Council Action: <br /> <br />Motion to recommend that the City Council' grant approval of the proposed site plan <br />contingent upon compliance with City Staff Review Letter dated August 29, 2003, Revised <br />September 19, 2003, the rezoning of the subject property to PUD, approval of the Basalt <br />Properties final plat, and the developer entering into a development permit. <br /> <br />Motion to deny site plan. <br /> <br />Review Checklist: <br />Community Development Director <br />Assistant Public Works Director <br />Community Development Assistant <br /> <br />CC: 09/23/03 <br /> <br /> <br />
