We offer the following comments: <br /> <br />General: The site plan is proposing to develop a multi-tenant office building on Lot 1, Block 4, <br />Alpaca Estates. The site is generally located on Riverdale Dr. at Alpaca St. NW. <br /> <br />Zoning: The site is currently zoned B-2 Business; office buildings are a permitted use in this zoning <br />district. <br /> <br />Lot Coverage: The site plan is proposing a 10,097-square-foot office building on a 67,019-square-foot <br />lot, for a total lot coverage of approximately 15% (the maximum allowed under City Code is 35%). <br /> <br />Accessory Use: There are no accessory uses indicated on the submitted site plan. <br /> <br />Utilities: The facility will be served by on-site sewer and water fa, cilities. <br /> <br />Setbacks: The building location meets the 35-foot front yard, 20~foot- side yard, and 35-fo0t rear yard <br />setback requirements. City Code requires a 20-foot green space area adjacent to all public roads, which <br />the proposed development appears to meet. The proposed development is adjacent to a residential area <br />to the south. In this situation, City Code requires a 50-foo~ bufferyard between the uses with a 30% <br />increase in plantings. ~ <br /> <br />Signs: A sign is indicated in the submitted site plan. For your information, signs must be approved <br />through a separate permit process.
