PACT Charter School - Site Plan <br />September 12, 2003, Revised September 19, 2003 <br />Page 3 of 8 <br /> <br />overall street tree plantings for the Town Center, the required plantings along East Ramsey Parkway <br />can be placed throughout the site as oPposed to the public road frontage. Thus, a minimum of twenty- <br />one (21) trees shall be planted along Ramsey Blvd and Peridot St, with the remaining trees being <br />installed throughout the entire site. <br /> <br />The current landscaping plan shows a total of sixty-two (62) trees being installed on site. These <br />include twenty-three (23) trees along Ramsey Blvd and Peridot St which exceeds the public road <br />frontage planting requirements. The landscaping plan also includes a total of 263 shrubs that will be <br />installed, which also exceeds the minimum required by City Code. <br /> <br />Parking Lot Landscapiny~ <br />There are 152 parking stalls indicated on the site plan. This results in the need for a minimum of <br />fifteen (15) additional overstory trees that shOuld be planted within or adjacent to the parking areas. <br />These plantings should occur in or adjacent to the two lots on the east and west ends of the site. The <br />planting area for each of these trees shall be a minimum of 162 square feet. While parking lot <br />landscaping is not specifically identified on the plan, there are adequate plantings to around the lots <br />that will provide both shade and visually relief for the users of the lots. <br /> <br />General Summary <br />All species included in the species palette are considered to be either acceptable or preferred as <br />outlined in the Ramsey Tree Book. All species appear to meet the minimum size requirements stated <br />in City Code. <br /> <br />The total number of required trees, including both the site landscaping and parking lot landscaping (52 <br />and 15, respectively), is sixty-seven (67). The revised landscaping plan meets this requirement. The <br />total number of shrubs required is 260. 341 shrubs are shown on the plan. The landscaping plan meets <br />all requirements of City Code. <br /> <br />It should be noted that additional shrubbery was placed along the western parking lot on Peridot St. <br />NW and along Ramsey Blvd. per Staff's direction. <br /> <br />Architectural Standards: The proposed TC-3 District requires buildings to be 2-3 stories in height. <br />You are proposing a two-story building for the school. In accordance with stated goals of the Town <br />Center project, you have submitted detailed information regarding architecture of the school building. <br />You are proposing to utilize earth tone precast concrete panels on the south, west, and east facades. <br />The facades will utilize 16 inch by 16 inch scoring patterns and exposed aggregate to accent the panels. <br />The north side of the building, which will serve as-the '~front door" of the school, will incorporate <br />brick, split face concrete block, and glass in the exterior. You are showing an angled canopy that helps <br />define the entrance and gives the elevation some angles to break up the width of the building. You are <br />also showing two glass-enclosed stairwells which, besides providing an aesthetically pleasing <br />component of the building, also provides for another break along the width of the building. <br /> <br /> <br />
