Architecture <br /> <br /> Overview <br /> High quality architecture is an essential component in fulfilling <br /> the objectives of the Master Plan. Rather than prescribing a <br /> particular style, the architectural standards are intended to <br /> encourage an integration .of both traditional and contemporary <br /> design. Architectural designs shall provide a consistent quality <br /> of the overall built environment. Quality is measured as the <br /> integration of uses that provides for an outstanding pedestrian <br /> experience along the street and architectural expression that <br /> provides character without being thematic, obtrusive, or <br /> artificial. <br /> The master plan establishes sub-districts of the overall plan. <br />It is the intent of the guidelines to have each sub-district <br />· represent a variation of the overall character. Connecting each <br /> of the sub-districts is a network of roads. These roads should <br /> be treated as corridors. The corridor should be developed as a <br /> diverse collection of elements that creates a unified street <br /> 'experience' along the length of the 'corridor'. Special areas on <br /> the corridors should be highlighted through special <br /> architectural elements, character and a higher level of materials <br /> and detailing. These areas are 'nodes'. Nodes are intersections <br /> of streets, locations where a street terminates in a building, or <br /> where the view along the corridor terminates in a building at <br /> the deflection point of the street. Buildings that are not located <br /> at nodes should be expressed with simpler character to act <br /> more as a 'background' to the activity in front of the building. <br /> 'Background' buildings should have a high deg?ee of detailing <br /> and interest at the pedestrian scale, but less visual impact on <br /> the overall corridor, or sub-district <br /> <br />Guideline Recommendations <br />All Development shall attain the <br />following: <br />· Animated Street Presence <br />· Variety of building design, character <br />and expression <br />· Variety of building types/uses <br />· Variety of scale, proportion and <br />building heights <br />· Variety of material finishes <br />· Appropriate design emphasis based on <br />nodes and corridors <br /> <br />Corridor <br /> <br /> <br />
