ENERGY PARK THIRD <br /> ADDITION; CASE OF ANOKA ELECTRIC COOPERATIVE <br /> By: Zoning Administrator Sylvia Frolik <br />Background: <br /> <br />Anoka Electric Cooperative is requesting final plat approval of A.E.C. Energy Park Third <br />Addition. The plat is located in the southeast quadrant of the intersection of Sunwood Drive and <br />Ramsey Blvd. and consists of replatting one lot into 4. The following items are enclosed for <br />your review: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map d) <br />Proposed final plat e) <br />City Staff review letter dated June 2, 1997 <br /> <br />Proposed resolution <br />Proposed development agreement <br /> <br />Observations: <br /> <br />The property is zoned Business Warehouse and the minimum lot. size is 1 acre; each of the four <br />lots proposed are at least 3 acres in size. Public access to the lots will be from Sunwood Drive <br />and 143rd Avenue N.W. It will be the City's recommendation that the developers of the lots <br />construct Jasper Street N.W. and an alley extending west off of Jasper to provide an alternate <br />route for truck traffic to each of the four lots, especially for Lots 1 and 4. The southeast corner of <br />Lot 3 needs to be shown as a drainage easement on the final plat to accommodate a detention <br />pond in that area. <br /> <br />The park dedication requirements will be satisfied by tax increment financing funds generated by <br />the development of the property. <br /> <br />The Planning Commission reviewed the proposed plat on June 3, 1997. <br /> <br />Recommendation: <br /> <br />The Planning Commission and City Staff recommend final plat approval contingent upon <br />compliance with City Staff review letter dated June 3, 1997. <br /> <br />Council Action: <br /> <br />Motion to: _ <br />Approve the the proposed development agreement and Adopt Resolution #97-06-} <br />granting final plat approval to A.E.C.
