And, there is the multi-tenant <br />building developed and managed by Sharp and Associates on Industry Avenue. These facilities <br />are intended to accommodate small business and new business starts. <br /> <br />Observations: <br /> <br />It has come to Staff's attention that there is a great deal of cross-over of Industrial, Business <br />Warehouse and even some B-3 Business uses desired in these buildings. In order to facilitate <br />these small and new business starts with proper zoning, Staff has drafted an ordinance to amend <br />the Industrial and Business Warehouse sections of the City Code to identify the appropriate <br />permitted and accessory uses in these types of facilities. The draf~ ordinance is enclosed for your <br />information and review. It should be noted that all of the uses listed are contingent upon their <br />operations not requiring any outside storage or overnight parking. <br /> <br />The Planning Commission conducted a public hearing on June 3 regarding the proposed <br />amendment to the City Code. <br /> <br />Recommendation: <br /> <br />The Planning Commission and City Staff recommend approval of the code amendment. <br /> <br />Council Action: <br /> <br />Motion to: <br />Introduce Ordinance #97- to amend Chapter 9 of the City Code to identify permitted <br />and accessory uses in multi-tenant buildings or business incubators located in the <br />Business Warehouse and Industrial districts. <br /> <br />Review Checklist: <br /> <br />City Administrator <br />City Attorney <br /> <br />CC: 06/10/97 <br /> <br /> <br />
