I I I I I I I I '1 I I I I I I I I I I Case #4: Request for Sketch Plan Approval of Nordvik Addition, Case ofDonald Nordvik Zoning Administrator Frolik sated that Mr. Nordvik is proposing to split Lot 2, Block 2 on Highway 10 into two ~u~l lots. The mk,!mum lot size required is one acre..With the lot division, each lot will be approxSmately 4,000 square feet short of the lot size requirement, or about 1 percent deviation. The reason for the one-acre lot size requirement is to ensure adequate room for a septic system. The east half is occupied by a manufacturing warehouse facility, and he is proposing to put a similar facility an the new lot. Staffis recommending approval of the lot split with a slight deviation to the minimum lot size requirement. A site plan will be presented at the July Planning Commission meeting. Commissioner Deemer asked ii'the new building will have the same setback as the existing one. Mr. Nordvik answered, that the now building will line up with the existing building. ~ ~ The appearance of the new building will be similar to the existing one but with a different color. , ~ Ms. Frolik added that the exterior of the e_zdsting building is a combination of brick. ( Commissioner Deemer stated that his concern with the setback is in reference to fumre~ '~h~m~.
