I I I I I I I I I I I I Section 9.20.24 (B-W Business/Warehousing District) (Subd. 2) is hereby amended to include the following: Business incubators/multi tenant facilities housing manufacturing, research labs, testing labs, offices, athletic facilities/fitness centers/dance studios, motor vehicle, implement and recreation equipment sales or repair, governmental or public uses, indoor commercial recreation, light manufacturing, radio and television offices and stations, and wholesale businesses, provided they do not require outside storage or outside overnight parking. A maximum of 20% of the units or suites of such a facility may be occupied by enclosed retail and rental activity as a principal use. Section 9.20.24 (B-W Business/Warehousing District) (Subd. 3 Accessory Uses) is hereby amended to include the following: Enclosed retail and rental activity as an accessory to a permitted use in a business incubator or multi-tenant facility provided the retail or rental activity does not occupy more than 15% of the gross floor area of the occupied unit or suite. Section 9.02 (Definitions) is hereby amended to include the following definition: Business Incubator/Multi-Tenant Facility. An industrial development consisting of two (2) or more separate units or suites sharing a common building and parking area. SECTION 3. REPEAL The following is hereby repealed: Section 9.20.25 (Industrial District), Subd. 2 (Permitted Uses) SECTION 3. ORDINANCE SUMMARY FOR PUBLICATION The following is the official summary of Ordinance #97-__; which has been approved by the City Council of the City of Ramsey as clearly informing the public of the intent and effect of the ordinance: Section 9.20.24 (B-W Business Warehouse District) and Section 9.20.25 (Industrial District) are amended to allow for business incubators and multi-tenant facilities and their permitted uses which include the following: manufacturing, research labs, testing labs, offices, athletic facilities/fitness centers/dance studios, motor vehicle, implement and recreation equipment sales or repair, governmental or public uses, indoor commercial recreation, light manufacturing, radio and television offices and stations, and wholesale businesses, provided they do not require outside storage or outside overnight parking.
