I <br /> I <br /> <br /> I <br /> I <br />I <br /> <br />I <br />I <br /> <br />I <br /> <br /> CASE #: ~ <br /> REQUEST FOR FINAL PLAT APPROVAL OF NORDVIK ADDITION; <br /> CASE OF DONALD NORDVIK <br /> By: Zoning Administrator Sylvia Frolik <br />Background: <br /> <br />Donald Nordvik owns Lot 2, Block 2, HY-10 Kamsey. He is proposing to split the lot into two <br />(2) equal lots. The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map d) <br />Proposed final plat <br />City Staff review letter dated June 17,1997 <br /> <br />Proposed resolution <br />Proposed development agreement <br /> <br />Observations: <br /> <br />The east half of the subject lot is currently occupied with a manufacturing/warehouse facility. <br />Mr. Nordvik is proposing to split the lot into two equal parcels and develop another <br />manufacturing/warehouse facility on the new lot created. The total area of the property is 62,582 <br />square feet; the minimum lot size in the Industrial District is 1 acre or 43,560 square feet. The <br />proposed size of each of the lots is 31,291 square feet. Since the new building proposed is equal <br />in size to the current principal building on the property, it would not qualify as an accessory <br />building. Therefore, Staff is recommending approval of the lot split with a deviation to <br />minimum lot size in order that the buildings may be developed on separate lots of record. The <br />Planning Commission reviewed the proposed plat on June 3, 1997 and recommended approval of <br />the lot split contingent upon both resulting lots containing a sufficient amount of area and soils to <br />support an alternate drain_field. <br /> <br />Access to the new lot created would be from 147th Avenue N.W. The final plat provides for the <br />standard 10 foot drainage and utility easement around the perimeter of each lot. The drainage <br />will be reviewed under the site plan for the development of the new lot created. <br /> <br />Recommendation: <br /> <br />The Planning Commission and City Staff recommend final plat approval contingent upon <br />compliance with the Staff Review Letter dated June 17, 1997. <br /> <br />Council Action: <br /> <br />Motion to: <br />Adopt Resolution #97-06- granting final plat approval to Nordvik Addition and <br />approving the development agreement. <br /> <br />Review Checklist: <br /> <br />Copies to: <br /> <br />City Engineer <br />City Attorney <br />CC: 6/10/97 <br /> <br />Parks & Utilities Supervisor <br /> <br /> <br />
