Since that time the developer has acquired the parcel immediately to the west and
is presenting a revised site plan on 3 acres instead of the original site plan on 1.5 acres. This
acquisition allows compliance with the County recommendation that access on Ramsey
Boulevard be aligned with the access to Holiday Stationstore on the east side of Ramsey
Boulevard and grovide sufficient space for the septic system. Also, the recommendation from
Mn/DOT is for the access on Highway 10 to be further west to accommodate adequate
acceleration and deceleration lanes on Highway 10. The propo~ project meets City Code
requirements for lot coverage, setback, numbe~ and design of off-meet parking spaces,
landscaping, and screened waste enclosure. The exterior walls are proposed to be a
combination of brick and masonite tiding. City Co~ requires the exterior to be either
natural or prefabricated brick or stone, nnless a different material is approved by the City
Council. Staff recom, gads that only a maintenance free siding be allowed.

Commissioner Jensen asked the color of the brick and whether a different material than
masonite could be u~d.

Thc representative from Burgea' King answered that the brick color is tan. He stated that the
~nite siding could be changed to metal.

Motion by Commissioner Jensen, seconded by Commissioner Deemer to require an exterior
material other than masonite that is in compliance with City Code.

Motion carried. Voting yes: Clmirperson Bawden, Commissioners Jensen, Deemer, LaDue
and Terry. Voting no: None. Absent: Commissioners HoLland and Thomd.

Commissioner Deemer stated that the revised site plan is beUer than the original one. He
noted, howevex, that the light standards to be used in the parking lot are not illustrated on the
plan and that the light fixtures shown on the building do not meet City Code. He further
sta__md that he would like to see longer turning lanes for the access off Highway 10 to alleviate
congestion at the intersection of Highway 10 and Ramsey Boulevard.

The representative from Burger King stated that the turning lanes are designed according to
Mn/DOT requirements.
