I I I I I I I I I I I I I I I I I I CITY OF RAMSEY DEVELOPMENT PERMIT DOLPHIN FAST FOOD, INC. On August 12, 1997, Site Plan approval was granted by the City of Ramsey ("City") to Dolphin Fast Food, Inc., a Minnesota corporation, ("Permittee") to construct a 3,838 square foot Bur. ger King facility ("Structure") on the property which is legally described as follows: (INSERT LEGAL DESCRIPTION) the ("Site"). This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are as follows: STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect. STATE BUILDING CODE COMPLIANCE. The structures shall be constructed in accordance with the requirements of the State Building Code. o SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site as shown on the Site Plan prepared by RSP Architects, Ltd., dated July 10, 1995, Revision dates July 21, 1997 AND ,1997. SITE PREPARATION. All site grading and drainage shall be subject to approval by the City Engineer. REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site improvements on the Site in accordance with the specifications and location as shown on the Site Plan. The Required Improvements are as follows: bo Site grading in accordance with the approved Grading Plan prepared by John Oliver & Associates, Inc., dated August 1, 1997. Installation of bituminous driveways, parking lots and maneuvering areas. Installation of B-612 continuous concrete curbing around the perimeter of all bituminous surfaces. Establishment of turf in areas disturbed during construction. Landscaping in accordance with the Site/Landscape Plan prepared by RSP Architects, Ltd., dated April 14, 1997, Revision Date July 21, 1997. ("Required Improvements) FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items on the Site shall be as directed by the City's Fire Chief.
