As the <br />reports show, the City issued 29 new home permits, which compares to the 24 projected during <br />this period in the residential activity forecast. This brings the total projected single family home <br />permits to 224 for the entire year. Also included in the reports is a list of the currently <br />anticipated commercial/industrial projects slated for completion in the next 12 months. As this <br />list indicates, the City is expecting to construct over 480,000 square.feet of space. This results in <br />a total increase in space of over 550,000 square feet, making it the biggest year ever for <br />commercial construction. <br /> <br />Based upon the recent discussions about on-site septic systems and the number that are in failure <br />and replaced each year, the building permit form has been adjusted accordingly. This change has <br />resulted in the rural sewer permits being divided into replacement and new systems. This new <br />information will allow for the City to better track the failure of existing systems. The current <br />data indicates that, of the 40 permits issued for rural sewers since May, 33 (83%) are for failed or <br />replacement systems. Using the following assumptions of 3,300 on-site septic systems and 83% <br />of the permits issued are for failed systems, the City, over the last four years, has averaged a <br />septic system failure rate of 2% to 4% (1993 - 4%, 1994 - 3%, 1995 & 1996 2%). However, this <br />failure rate does not take into account systems that are in failure and still operating, so it may be <br />somewhat understated. <br /> <br />If you have any suggestions or questions concerning the monthly reports, please contact me. <br /> <br /> <br />
