SELLER agrees at SELLER'S expense to remove <br />any personal property and/or debris on the Property from the <br />Property prior to the date of possession. <br /> <br />19. SELLER'S NEW BUSINESS SITE. SELLER anticipates moving his bus <br />repair business presently located on the Property to a site within <br />the City of Ramsey prior to date of possession. SELLER agrees, as <br />a condition precedent to BUYER closing on the Property, to enter <br />into a Site Plan Development Agreement with the City of Ramsey for <br />the site on which his bus business will be relocated. The terms <br />and conditions of said Site Plan Development Agreement shall be <br />pursuant to the City of Ramsey Site Plan rules~ regulations and <br />City Code. <br /> <br />20. CITY COUNCIL APPROVAL. SELLER acknowledges that the BUYER is <br />a municipal corporation. This Agreement is contingent upon the <br />Ramsey City Council's approval on or before october 1, 1997.
