I I I I I I I I I I I I I I I I I I CASE # REQUEST FOR SITE PLAN APPROVAL; CASE OF CONSULTING MANAGEMENT CONSTRUCTION, INC. By: Sylvia Frolik, Zoning Administrator Background: The City of Ramsey has received a request for site plan review and approval from Consulting Management Construction, Inc. The plan proposes to construct a 23,352 square foot office and manufacturing facility in Business Park 95 6th Addition. The following items are enclosed: a) b) c) d) e) Site location map Site plan Staff Review Letter dated August 27, 1997 Draft Planning Commission meeting minutes dated September 2, 1997 Proposed development permit Notification: Site plans are not subject to public heatings and since the development will be an improvement to the area, no notification, of the. proposal has been sent to adjacent industrial property owners. Observations: The site is proposed to have two access onto Unity Street N.W. The site plan is in compliance with City Code as it relates to zoning, lot coverage, setbacks, design and number of off-street parking areas and driveways, loading berths, exterior lighting, waste storage and architectural standards. City Staff has made some recommendations for modifications to the landscape plan for species that have a better.survival rate in the Rarnsey area. The City Engineer has made recommendations to the drainage plan to facilitate the possible future expansion of the facility. The site plan is subject to the approval of the Business Park 95 Architectural Review Board and a meeting will be scheduled accordingly. This is a tax increment financing (TIF) project under the instant equity_ program the City has been operating. The City expenses towards the project are recovered within the time frame of the TIF district. The Planning Commission reviewed the site plan on September 2 and recommended approval.
