The plan proposes to construct a 23,352 square foot office and <br />manufacturing facility in Business Park 95 6th Addition. The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Site plan <br />Staff Review Letter dated August 27, 1997 <br />Draft Planning Commission meeting minutes dated September 2, 1997 <br />Proposed development permit <br /> <br />Notification: <br /> <br />Site plans are not subject to public heatings and since the development will be an improvement <br />to the area, no notification, of the. proposal has been sent to adjacent industrial property owners. <br /> <br />Observations: <br /> <br />The site is proposed to have two access onto Unity Street N.W. <br /> <br />The site plan is in compliance with City Code as it relates to zoning, lot coverage, setbacks, <br />design and number of off-street parking areas and driveways, loading berths, exterior lighting, <br />waste storage and architectural standards. City Staff has made some recommendations for <br />modifications to the landscape plan for species that have a better.survival rate in the Rarnsey <br />area. The City Engineer has made recommendations to the drainage plan to facilitate the <br />possible future expansion of the facility. <br /> <br />The site plan is subject to the approval of the Business Park 95 Architectural Review Board and a <br />meeting will be scheduled accordingly. <br /> <br />This is a tax increment financing (TIF) project under the instant equity_ program the City has been <br />operating. The City expenses towards the project are recovered within the time frame of the TIF <br />district. <br /> <br />The Planning Commission reviewed the site plan on September 2 and recommended approval. <br /> <br /> <br />
