I <br />I <br />I <br /> <br />CASE <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF DEAL COMMERCIAL CENTER; <br />CASE OF JIM DEAL <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Jim Deal is requesting final plat approval of Deal Commercial Center to replat Lot 1 of <br />Deal Industrial Park with the adjacent property to the west to enlarge Lot 1 and create two <br />more commercial lots. Lot 1 of Deal Industrial Park is currently occupied by Pro Sporting <br />Goods and Ramsey Schwinn is proposing to develop on Lot 2. The following items are <br />enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />d) <br />e) <br />f) <br /> <br />Site location map <br />Proposed subdivision <br />Draft Planrfing Commission minutes dated October 7, 1997 (will be <br />available at the meeting) <br />City Staff review letter dated October 9, 1997 <br />Proposed development agreement <br />Proposed resolution for final plat approval <br /> <br />Notification: <br /> <br />No public notification is required for the minor subdivision to replat the subject property. <br /> <br />Observations: <br /> <br />All of the lots MI1 meet or exceed the 1/2 acre minimum lot size, 100 foot minimum lot <br />width and 150 foot minimum lot depth requirements. The two new lots will have access to <br />Hwy. #10 from a managed access currently existing at the southwest comer of the Pro <br />Sporting Goods site. There will have to be internal easements between the lots regarding <br />use of that managed access. Because there are no immediate plans to develop Lot 3, the <br />developer will be required to construct an improved drivelane across Lot 3 to feed into Lot <br />2 to avoid an interruption of improved access to Hwy. #I0. <br /> <br />By the time the City Council meets, park dedication will have been reviewed by the Park <br />Commission. It is anticipated that it will consist of a cash payment for the two new lots <br />created. <br /> <br />The Planning Commission reviewed the plat on October 7. <br /> <br />Recommendation: <br /> <br />The Planning Commission and City Staff recommend f'mal plat approval. <br /> <br /> <br />
