DORN, husband and wife, whose address is 16610 Fluorine <br />Street N.W., Ramsey, Mn 553403, and THOMAS W. ANDERSON AND PAULA E. <br />ANDERSON, husband and wife, whose address is 16831 Helium Street N.W., Ramsey, Mn <br />55303, and GORHAM BUILDERS, INC., a Minnesota corporation whose address is 3538 <br />Mississippi Drive N.W., Coon Rapids, Mn 55433 ("the DEVELOPERS"). <br /> WITNESSETH: <br /> <br /> WHEREAS, the DEVELOPERS are the fee owners and purchasers of the following <br />described property situated in the CITY OF RAMSEY, County of Anoka, State of Minnesota, <br />and legally described as follows: <br /> Lot 1, Block 2, and Out_lot C, RUM RIVER HILI.~, Anoka County, Minnesota; <br /> <br /> to be platted as: <br /> Lots 1, 2, 3, 4, 5, 6, 7, 8, 9, 10, 11, 12, and 13, Block 1, TOWNHO~S OF RUM <br /> RIVER IqlI~LS, Anoka County, Minnesota <br /> <br />the "Subject Property"; and <br /> <br /> WHEREAS, on February 28, 1995, pursuant to Resolution 95-02-044, the CITY <br />approved the final plat of the Subject Property which plat is known as TOWNHOMES OF <br />RUM RIVER HILLS (the "Plat") contingent on certain requirements, including the <br />DEVELOPERS and CITY entering into this contract; and <br /> <br /> WHEREAS, the final plat for the Subject Property conforms to the preliminary plat for <br />Townhomes of Rum River H/lis approved by the CITY on December 13, 1994; and <br /> <br /> WHEREAS, no expendit.ure of CITY funds, will be made until the City Code escrow <br />requirements have been fuLfilled by the DEVELOPERS; and <br /> <br /> WHEREAS, there are no Stage I required improvements as this development is to be <br />serviced by on-site septic systems and wells and a private street, with the street to be owned and <br />maintained by the property owners association consisting of owners of all the properties included <br />within the plat; and <br /> <br /> <br />
