The DEVELOPERS shall be responsible for the cost of establishing seed or sod in ali boulevards within thirty (30) days of the completion of the street improvements, and restore all other areas disturbed by the development grading operation in accordance with the approved erosion and sediment control plan. The DEVELOPERS shall also be responsible for the cost of cleaning any soil, earth or debris from the wetlands within and adjacent to this Plat resulting from grading performed in the development of the land Requirements after Street Surfacing. After the street surfacing is installed, the DEVELOPERS shall clear any soil, earth, or debris from the streets and from the lots within the Plat resulting from any construction on the Subject Property by the DEVELOPERS or their successors and assigns. Improvements - Completion Date. All Improvements required herein shall be completed on or before ninety (90) days from the date of exeuction of this development agreement. Improvement Financlal Guarantee. There are no CITY required improvements as the street and all utilities will be owned by the homeowners association and therefore the CITY does not require any financial guarantee for the Improvements. Improvement Maintenance Guarantee. Consistent with Item #8 above, there shall be no financial guarantee required for the maintenance of the Improvements. II. STAGE II IMPROVEMENTS Street Cleaning. From time to time, the CITY may remove accumulations of soil, earth and debris from Iodine Street N.W. resulting from the construction of the Plat. It shall be the DEVELOPER'S responsibility to pay the costs associated with this necessary street cleaning. Invoices from the CITY to DEVELOPERS for such costs shall be paid within fifteen (15) days of the date of invoice. Street Lights. The CITY will install a street light as a Stage 1I Improvements. A street light will be installed by Anoka Electric Cooperative at the intersection of 169th Avenue N.W. and State Trunk Highway 4/47, pursuant to a directive of the City Engineer. The DEVELOPERS will pay to the CITY an amount equal to 100% of the City Engineer's estimated cost of this item prior to recording of the final Plat. The DEVELOPERS shall also deposit an amount that is determined by the CITY to be adequate to aid in the operation and maintenance of the street light for the f'zrst 3 years. The estimated cost of these items is as follows: One (1) Street Light Street light maintenance/operation (3 yrs) Total: $850.00 $270.00 $1,120.00 III. PERMITS AND OCCUPANCY Requirements for Building Permits. No building permit for any lot in the Plat shall be issued until a Certificate of Survey including that information required by the CITY has been supplied to the Building Official; all financial guarantees and platting escrows required by the CITY have been satisfied; the Plat has been recorded; and with the exception of Lots 1 and 2, a Class 5 road base has been
