The DEVELOPERS shall be responsible <br />for the cost of establishing seed or sod in ali boulevards within thirty (30) days of <br />the completion of the street improvements, and restore all other areas disturbed by <br />the development grading operation in accordance with the approved erosion and <br />sediment control plan. The DEVELOPERS shall also be responsible for the cost <br />of cleaning any soil, earth or debris from the wetlands within and adjacent to this <br />Plat resulting from grading performed in the development of the land <br /> <br />Requirements after Street Surfacing. After the street surfacing is installed, <br />the DEVELOPERS shall clear any soil, earth, or debris from the streets and from <br />the lots within the Plat resulting from any construction on the Subject Property by <br />the DEVELOPERS or their successors and assigns. <br /> <br />Improvements - Completion Date. All Improvements required herein shall be <br />completed on or before ninety (90) days from the date of exeuction of this <br />development agreement. <br /> <br />Improvement Financlal Guarantee. There are no CITY required <br />improvements as the street and all utilities will be owned by the homeowners <br />association and therefore the CITY does not require any financial guarantee for the <br />Improvements. <br /> <br />Improvement Maintenance Guarantee. Consistent with Item #8 above, there <br />shall be no financial guarantee required for the maintenance of the Improvements. <br /> <br /> II. <br />STAGE II IMPROVEMENTS <br /> <br />Street Cleaning. From time to time, the CITY may remove accumulations of <br />soil, earth and debris from Iodine Street N.W. resulting from the construction of <br />the Plat. It shall be the DEVELOPER'S responsibility to pay the costs associated <br />with this necessary street cleaning. Invoices from the CITY to DEVELOPERS <br />for such costs shall be paid within fifteen (15) days of the date of invoice. <br /> <br />Street Lights. The CITY will install a street light as a Stage 1I Improvements. <br />A street light will be installed by Anoka Electric Cooperative at the intersection of <br />169th Avenue N.W. and State Trunk Highway 4/47, pursuant to a directive of the <br />City Engineer. The DEVELOPERS will pay to the CITY an amount equal to <br />100% of the City Engineer's estimated cost of this item prior to recording of the <br />final Plat. The DEVELOPERS shall also deposit an amount that is determined by <br />the CITY to be adequate to aid in the operation and maintenance of the street light <br />for the f'zrst 3 years. The estimated cost of these items is as follows: <br /> <br />One (1) Street Light <br />Street light maintenance/operation (3 yrs) <br />Total: <br /> <br />$850.00 <br />$270.00 <br />$1,120.00 <br /> <br /> III. <br />PERMITS AND OCCUPANCY <br /> <br />Requirements for Building Permits. No building permit for any lot in the <br />Plat shall be issued until a Certificate of Survey including that information required <br />by the CITY has been supplied to the Building Official; all financial guarantees and <br />platting escrows required by the CITY have been satisfied; the Plat has been <br />recorded; and with the exception of Lots 1 and 2, a Class 5 road base has been <br /> <br /> <br />
