It being acknowledged that the proposed plat of Rum River Hills <br />contains over 100 acres of land to be utilized as a public golf course, and said circumstance being <br />unique to a plat in the City of Ramsey, the park land dedication fee shall be waived." <br /> <br />At the time the PUD was approved, Council was very well aware that they were approving the golf <br />course and single family homes only. They very consciously and deliberately.designated the <br />property to be developed with higher density housing in'the future as an outlot so that it could not <br />be built upon until it was replatted with proper City review. In my opinion, the waiving of the <br />park dedication only applied to Rum River Hills and not any subsequent phases. <br /> <br />1-71 <br /> <br /> <br />
