Potential soil absorption areas have been identified on the development site, and in <br />addition, an easement has been obtained from the adjoining property to place replacement <br />systems on the golf course, if necessary. Staff is requiring City approval of plat covenants <br />to make sure sufficient detail is prov/ded to address the maintenance of the setpic systems. <br /> <br />o <br /> <br />Drainsg¢.~nd Grading Plan: A grading and drainage plan dated December 5, 1994, <br />prepared by Peter Raatikka, P.E., has been received and approved by the City. The <br />drainage from the development will be directed to a sedimentation pond and then <br />discharged to an adjacent pond located on the golf course property. <br /> <br />Park Dedication,. Park dedication will consist of a cash payment in the amount of <br />$8,400.00. <br /> <br />Landscape Plan: A landscape plan has been submitted that provides screening along the <br />east boundary of the plat to separate the development from the single family homes. <br />However, that landscape plan needs to be modified to include the planting of 12 trees (one <br />for each unit) among the townhomes and perhaps at the plat entrance. These new plantings <br />must have a minimum trunk diameter of 2 inches. The modification to the landscape plan <br />should identify the species, size and proposed location for the trees and it should also <br />provide for turf establishment on any part of the plat not consumed by housing units or <br />pavement. <br /> <br />The City Council will be meeting at 7:00 p.m. on Tuesday, February 28, I995 at the Ramsey <br />Municipal Center, I5153 Nowthen Blvd. N.W., to consider your request for final pat approval. <br />You, or your representative, should be present at the meeting to answer any questions that may <br />arise.
