CASE #: <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF .,REGENCY POND 3RD <br />ADDITION; CASE OF GOOD VALUE HOMES <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />John Peterson of Good Value Homes is requesting final plat approval of the third and <br />final phase of Regency Pond. The property is located in the northeast comer of the <br />intersection of Industry Avenue and Ramsey Blvd. The approved plat consisted of about <br />85 acres proposed to be subdivided into 135 single family lots. Good Value is intending <br />to plat the final 51 lots at this time. The following items are enclosed for your <br />information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Proposed final plat <br />City Staff Review Letter dated October 10, 1997 <br />Proposed resolution for final plat approval <br />Proposed development agreement <br /> <br />Notification: <br /> <br />State statute does not require notification of final plat approvals to neighboring property <br />owners. <br /> <br />Observations: <br /> <br />The proposed final plat is in conformance with the preliminary plat approved on March <br />12, 1996. All of the lots meet the area and width requirements for the urban residential <br />district. Blocks 5 and 6 are considered riparian to the wetland and as such, the lots must <br />contain 15,000 square feet of area above the ordinary high water mark. That requirement <br />is complied with on the final plat. <br /> <br />The standard drainage and utility easements have been provided around the perimeter of <br />each of the lots. <br /> <br />The municipal water and sanitary sewer are being installed as a private project with no <br />financial participation on the part of the City. <br /> <br />Park dedication will consist of a cash payment. <br /> <br />Recommendation: <br /> <br />City Staff recommends final plat approval. <br /> <br /> <br />
