City Engineer Jankowski stated that a compromise is proposed for access off Highway 47 on a <br />temporary basis until the intersection of 153rd Avenue is signalized. At that time access oft'Highway <br />47 would be discontinued. The temporary access of Highway 47 would be fight-in only. <br /> <br />Chairperson Bawden stated that he does not believe a convenience store will create more traffic than <br />another business on that comer. <br /> <br />Commissioner Jensen stated that since becoming a Commissioner, there have been six convenience <br />stores approved with gas sales. <br /> <br />Commissioner LaDue noted that all convenience stores are profitable, busy and needed. <br /> <br />Commissioner Jensen asked about a buffer zone between this proposed business and the K-3 zoning. <br /> <br />Zoning Administrator Frolik stated that the small parcel now zoned B-1 is proposed to be rezoned <br />to R-3 and act as a buffer to the adjacent single family residential area. <br /> <br />Commissioner Deemer stated that he would support the application. He believes that a convenience <br />store at this intersection would relieve the traffic at the intersection to the south. <br /> <br />Motion by Commissioner Deemer, seconded by Commissioner Holland to adopt the findings of fact <br />in the affirmative. <br /> <br />Motion Carried. Voting Yes: Chairperson Bawden, Commissioners Deemer, Holland, Jensen, <br />La_Due, and Thorud. Voting No: Commissioner Jensen. Absent: Commissioner Terry. <br /> <br />Motion by Commissioner Jensen to add an additional finding of fact that states that traffic will <br />increase in the area and cause congestion and traffic hazards. <br /> <br />The motion died for lack ora second. <br /> <br />Motion by Commissioner Deemer, seconded by Commissioner Holland to recommend approval of <br />the rezoning of certain property at the southeast comer of the intersection of I53rd Avenue and <br />Highway 47 from B-t Business to B-2 Business and R-3 Urban Residential, case of Rademacher <br />Companies, Inc., based on the findings of fact. <br /> <br />Motion Carried. Voting Yes: Chairperson Bawden, Commissioners Deemer, Holland, Jensen, <br />LaDue, and Thorud. Voting No: None.
