The following items are <br />enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated October 2, 1997 <br />Draft Planning Commission meeting minutes dated October 7, 1997 <br />Proposed development permit <br /> <br />Notification: <br /> <br />Because site plans are not required to be subjected to a public hearing and because the site is <br />surrounded by commercial properties, no notification of the pending development was forwarded <br />to area property owners. <br /> <br />Observations: <br /> <br />The site plan proposes to construct an accessory building on the site for the purpose of providing <br />two additional service bays for automotive repairs. The building is proposed to be sided with <br />vertical wood siding to be compatible with the exterior finish on the principal building. This <br />exterior finish choice deviates from code requirements for natural or prefabricated stone, but <br />Council has the option to approve it. The size of the structure exceeds the code restriction for <br />limits on accessory building sizes but code also gives Council the option to approve those <br />deviations. The site plan for the expansion is in compliance with lot coverage restrictions and <br />number of parking spaces. The site was recently paved so the design of the parking spaces is in <br />compliance. However, because the pavement project was initiated without prior review by City <br />Staff, the required curbing and green space were omitted from the project. The location of the <br />accessory building is in compliance with the required front and side yard setbacks. The proposed <br />building is not in compliance with the 35 foot rear yard setback; and the applicant will go before <br />the Board of Adjustment for a variance on October 28, 1997. <br /> <br />The Planning Commission reviewed the site plan on October 7. <br /> <br /> <br />
