The site plan submittal also includes a Landscape Plan prepared by <br />MorrisorCWalijarvi, a site survey prepared by Hakanson Anderson Associates, a drainage plan <br />prepared by Larson Engineering Of Minnesota, and three sheets of exterior elevations prepared <br />by Morrison/Walijari Architects. The plan proposes to construct a 29,336 square foot office and <br />warehouse structure and a I 1,440 square foot accessory building for Northern Airgas in Business <br />Park 95 6th Addition. We offer the following comments: <br /> <br />Zoning: The site is zoned Industrial for which office and warehouse is a permitted use. <br /> <br />Access: The site is proposed to have two accesses onto the northerly extension of Radium Street <br />from McKinley Street NW. The northernmost access is located 100 feet from the southerly <br />entrance. This drive should be moved north as much as possible to decrease the conflicts <br />between traffic entering Radium Street. A minimum separation of 150 feet is recommended. <br /> <br />Currently, McKinley Street terminates as a cul-de-sac, a portion of which covers the southwest <br />corner of the proposed site. It is anticipated that the cul-de-sac will need to be vacated and <br />replaced with a 90 degree curve fi.om McKinley to Radium. <br /> <br />The site plan shows two accesses to a 26 foot driveway which is located on what may become <br />the extension of McKinley Street. This is acceptable to the City, however, the 26 foot driveway <br />will be considered a private drive to be maintained by the property owner until such time that the <br />80 foot outlot is dedicated and improved as McKinley Street. <br /> <br />Lot Coverage: The site is approximately 379,500 square feet in size and City Code restricts <br />building coverage to 35% of the lot area or 132,825 square feet. The size of the proposed <br />structure and accessory building is 40,776 squm/e feet, which equates to 10% lot coverage.
