CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />NORTHERN AIRGAS, INC. <br /> <br />EXHIBIT <br /> <br />On October 28, 1997, Site Plan approval was granted by the City of Ramsey ("City") to Northern Airgas, Inc. <br /> ("Permittee"), whose address is 925 Pierce Butler Route, St. Paul, Minnesota 55104, to construct a 29,336 <br /> square foot office and warehouse facility and a 11,440 square foot accessory building ("Structures") on the <br /> property which is legally described as follows: <br /> <br />Outlot A, Business Park 95 4th Addition, Anoka County, Minnesota <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are as follows: <br /> <br />1. STRUCTURe. Ail building plans must be prepared and certified by a registered engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The smacture shall be constructed in accordance with the <br />requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structure shall be sited and constructed on the Site as shown on the <br />Site Plan submitted by the Permittee, which Site Plan was prepared by Morrison/Wallijarvi Architects, Inc., <br />dated <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site <br />improvements on the Site in accordance with the specifications and location as shown on the Site Plan <br />referenced above. The Required Improvements are as follows: <br /> <br />Bituminous driveways, off-street parking, loading and maneuvering areas <br />Concrete curbing curbing around the perimeter of all bituminous surfaces <br />Site grading in accordance with the Grading Plan prepared by Morrison/Wallijarvi Architects, Inc. <br /> dated .... 1997. <br />Sod and seed <br />Establishment of plantings in accordance with the Landscape Plan prepared by <br /> Morrison/Wallijarvi Architects, Inc. dated ,1997. <br />Fire lanes <br /> <br />The ("Required Improvements)". <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items on the Site <br />shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the structure or in the parking lot is subject to the prior approval of <br />the City Engineer and shall be designed so as to deflect light away from public roads. Bulbs emitting in <br />excess of 3,000 lumens (150 watts) shall be so directed that the bulb is not visible from off of the property <br />where such light source is located <br /> <br />BUILDING FACADE.
