Box 1228 <br />St. Cloud, Mn 56302 <br /> <br />Re: <br /> <br />Revised Site Plan Review; Motel <br />Lot 1, Block 1, Riverview Estates <br /> <br />Dear Craig: <br /> <br />We have received the revised site plan for the development of a Comfort Suites motel on <br />Lot 1, Block 1, R_iverview Estates. The site plan consists of one sheet dated October 2, <br />1997, prepared by Miller Architects & Builders. We are aisc in receipt of a two-sheet set <br />of building elevations also prepared by Miller Architects & Builders dated October 6, <br />1997. We offer the following comments: <br /> <br />General: The original site plan submitted and approved for the site was a retail facility. <br />The revised site plan proposes a 17,543 square foot motel with capability for a furore <br />expansion of 3,468 square feet. <br /> <br />Zoning: The subject property is zoned B-3 Highway Business; motels are a permitted <br />use in this district. <br /> <br />Access: As with the previously approved site plan, the one access onto Sunfish Lake <br />Blvd. N.W. is acceptable. The two accesses onto Riverdale Drive have been decreased to <br />one in the revised site plan and this is aisc acceptable. In accordance with Mn/DOT's <br />report dated June 26, 1996, the revised site plan has changed the right-in/right-out on <br />T.H. #t 0 to a right-in only with the construction of a right turn lane on eastbound T.H. <br />#I0. <br /> <br />Lot Coverage and Impervious Surface: Structure coverage in the B-3 Highway <br />Business District is restricted to 35% of the lot. The area of the site is 216,258 square <br />feet; the total square footage of the currently proposed structure, its future expansion and <br />the possible development o£ a restaurant on the property totals approximately 23,000 <br />square feet, which equates to a building coverage of approximately 10%.
