CITY OF RAMSEY DEVELOPMENT PERMIT L.A.N.D. PROPERTIES, INCORPORATED EXHIBIT On October 28, 1997, Site Plan approval was granted by the City of Ramsey ("City") to L.A.N.D. Properties, Inc., ("Permittee") to construct a 17,543 square foot motel ("Structure") on the property which is legally described as follows: the ("Site"). Lot 1, Block 1 - Riverview Estates, Anoka County, Minnesota This approval is issued pursuant to ~}9.03.06 of the City Code. The conditions of this approval are as follows: STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect. STATE BUILDING CODE COMPLIANCE. The structure shall be cons~cted in accordance with the requirements of the State Building Code. SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site as shown on the Site Plan submitted by the Permittee, which Site Plan was prepared by Miller Architects & Builders, consisting of one (I) Sheet dated October 2, 1997, Revision Date ,1997. REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site improvements on the Site in accordance with the specifications and location as shown on the Site Plan and Landscape Plan. The Required Improvements are as follows: ao Bituminous driveways, off-street parking and maneuvering areas Concrete curbing curbing around the perimeter of all bituminous surfaces Site grading Sod and seed Establishment of berms and plantings in accordance with the approved Site Plan Fire lanes The ("Required Improvements)". FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items on the Site shall be as directed by the City's Fire Ckief. I I I I I I
