The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />e) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated October 30, 1997 <br />Draft Planning Commission meeting minutes dated November 4, 1997 (will be <br />available at the meeting) <br />Proposed development permit <br /> <br />Notification: <br /> <br />Because site plans are not required to be subjected to a public hearing and because the site is <br />surrounded by industrial properties, no notification of the pending development was forwarded to <br />area property owners. <br /> <br />Observations: <br /> <br />There is a 6,000 square foot manufacturing building on the site. Mr. Nordvik is proposing to <br />construct the 2,160: square foot accessory building to provide additional space for supplies and <br />vehicles for the manufacturing facility. The lot coverage complies with the 35% restriction in <br />City Code. The existing pavement and concrete curbing will be expanded to service the <br />accessory building. The structure also complles with the setback requirements. <br /> <br />The accessory building is limited to 30% of the. ,~oss area of the principal building. The City <br />Staff Review Letter of October 30, 1997 states that the accessory building exceeds the 30% size <br />restriction by' 5%. This statement is in error. Staff's numbers were based on the footprint of the <br />principal building versus the gross area. Therefore, no deviation from the 30% accessory <br />structure size limit is required to be noted by the City Council. <br /> <br />Code requires all non-residential buildings to be faced with natural or artificial stone, unless <br />otherwise approved by city Council. The building is proposed to be faced with a combination of <br />metal panels and brick, like the principal building on the property. <br /> <br />The Planning Commission reviewed the site plan on November 4. <br /> <br /> <br />
