The purpose of the accessory <br />building is to augment the manufacturing operations in the principal building by providing <br />additional space for inventory, supplies and vehicles on the property. The site plan consists of <br />one unsigned sheet dated received by the City on October 27, I997. We offer the following <br />comments: <br /> <br />Zoning: The site is zoned Industrial and the proposed accessory building and its use are <br />permitted in this district. <br /> <br />Lot Coverage: The subject site is approximately 62,500 square feet (1.4 acres) in size. Lot <br />coverage (buildings) is restricted to 35% or 21,875 square feet. The principal building is 6,000 <br />square feet and the proposed accessory building is 2,160 square feet, for a total of 8,160 square <br />feet. Th/s is in conformance with lot coverage restrictions. <br /> <br />Size Limits on Accessory Buildings: City Code restricts accessory buildings in the Industrial <br />District to 30% of the floor area of the principal building, unless otherwise approved by City <br />Council. In this case, 30% of the floor area of the principal building is 1,800 square feet and the <br />accessory building is proposed at 2,160 square feet. City Staff will recommend approval of the <br />overage in size because of the substantial mount of unused lot coverage allotment remaining on <br />the property. ,~ , <br /> <br />Setbacks: The proposed structure compiles with the 40 foot fi'ont yard, 20 foot side yard, and 35 <br />foot rear yard setback requirements. <br /> <br />Utilities: Municipal water and sanitary sewer are not available to the site; it will continue to be <br />served by on site sewer and well. <br /> <br />I <br />i <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />! <br />I <br />I <br />I <br /> <br />I <br />I <br /> <br /> <br />
