' 13. That the Applicant has stated that the barn is in disrepair and will be repaired and reduced <br />in size in order that the barn and proposed accessory building do not exceed the 2,464 <br />' square foot maximum accessory structure space allowed on the property. <br />14. That the Applicant has stated that the purpose of the accessory building is to house personal <br />equipment and vehicles. <br />15. That the Applicant proposes to locate the accessory building approximately 83 feet from <br />the front property line, which precludes the accessory building being located in a rural or <br />urban front yard. <br />' 16. That the Applicant has a sufficient amount of frontage on 151 st Avenue to potentially <br />subdivide the homestead and Subject Property into 4 urban residential lots if and when <br />' municipal services become available. <br />17. That the orientation of the proposed accessory building on the Subject Property and the <br />' location of the dwelling on the Applicant's homestead parcel may reduce the resubdivision <br />potential of the parcels to urban standards from 4 lots to 3 lots. <br />18. That in its proposed location, the proposed accessory building cannot be used to house <br />animals because it does not meet the 75 foot setback from property lines requirement. <br />' <br />19. <br />That subsequent to the November 4 Planning Commission meeting, the Appicant made a <br />decision to remove the existing barn from the property and apply for a variance to the <br />required barn setback from property lines and residences in order to stable horses in the <br />' <br />newly proposed accessory building. <br />' <br />20. <br />That the proposed building will not adversely impact traffic in the area. <br />21. <br />That the proposed building will not be unduly dangerous or otherwise detrimental to <br />' <br />persons residing or working in the vicinity of the use or to the public welfare. <br />22. <br />That the proposed building will not substantially adversely impair the use, enjoyment, or <br />market value of any surrounding property. <br />23. <br />That the proposed building will not be hazardous or disturbing to existing or future <br />' <br />neighboring uses. <br />24. <br />That the proposed building will be served adequately by public facilities and services such <br />' <br />as highways and streets. <br />' <br />25. <br />That the proposed buildings will not create excessive additional requirements at public cost <br />for public facilities and services, and it will not be detrimental to the economic welfare of <br />the community. <br />RESOLUTION #9711- <br />Page 3 of 4 <br />ia*/ <br />
