§ 8.40. Mobile homes _ r <br />Subd.7. Each unit shall abut on and have access to a street. This <br />street shall be constructed of a minimum of 1.5 inches of bituminous surface <br />material on a suitable base of at least 4 inches thickness. <br />Sub& & An integral concrete curb and sidewalk shall be constructed <br />Ll <br />on each side of the street and the face of this curb shall be at least 16 feet from the <br />centerline of said street. The sidewalk shall be not less than 36 inches wide. The <br />curb design shall be of a type approved by the city engineer. <br />Sub& 9. There shall be an unused area of not less than 35 feet in <br />depth along each public street or way and 50 feet in depth along each trunk or <br />county highway, and this area shall be sodded and planted. <br />Subd. 10. Every mobile home site shall provide for a rnlnimuln setback <br />of at least 25 feet on all sides except where abutting upon a public street, way or <br />residential area. <br />Sued. 11. Where a mobile home park site abuts upon a residential <br />rr <br />I <br />area, there shall be a setback of at least 30 feet and this area shall be landscaped. <br />Scibd.12. The parking of more than one mobile home on any single <br />unit shall not be permitted. <br />SubdI13. Underground water facilities, underground sewage <br />disposal, and .street lighting shall be installed and maintained by the owner of the <br />Ll <br />mobile park site and shall be constructed ins:.cordance with the laws of the State of <br />Minnesota, the recommendations of the State Health Department and the <br />ordinances and requirements of the City of Ramsey. <br />Ll <br />Subd. 14. Fire hydrants shall be placed throughout the area in such a <br />way as to satisfy the district fire marshal that adequate fire protection is achieved. <br />Ll <br />No unit shall be more than 300 feet from a fire hydrant. <br />Subd. 15. An off-street parking area of at least 440 square feet shall be <br />provided for each unit. The parking area surface shall be equal to street <br />Ll <br />construction. <br />Subd. I& All utility lines within the mobile home park shall be buried. <br />Ll <br />8.40.06 Mobile home park facilities building. Each planned mobile home <br />residential development shall contain one or more enclosed facility building with <br />L� <br />space devoted to offices, storm shelter (basement), laundry, sanitary and <br />recreational facilities. The building shall be so designed so as to provide at least 12 <br />square feet of space per mobile home lot, but in no case shall the building be less <br />L <br />an 2,500 square feet. <br />8.40.07 Register of occupants <br />L <br />Subdivision 1. It shall be the duty of each licensee and permittee to <br />keep a register containing a record of all mobile home owners and occupants <br />located xrithin the park.
