In accordance with the May 9, 1989 Northfork Park Dedication Agreement, there is <br />no park dedication due on this area of the PUD.' <br /> <br />Lot 1, Block 3 abuts Armstrong Kennels. Consistent with Northfork Oaks and Northfork Oaks <br />2nd Addition, the development agreement will restrict any clear-cutting within 75 feet of the <br />common property line and all buyers are put on notice of the existence and related activities at <br />Armstrong Kennels. <br /> <br />The Developer has asked that the Development Agreement allow for the approved grading and <br />filling to occur as each lot is sold in order to customize the site improvements and prevent <br />unnecessary tree removal. <br /> <br />Recommendation: <br /> <br />City Staff recommends final plat approval. <br /> <br />Council Action: <br /> <br />Motion to adopt Resolution #97-12 ranting final plat approval to Northfork Oaks 3rd <br />Addition contingent~upon entering into a development agreement with the City. <br /> <br />Review Checklist: <br /> <br />City Administrator <br />City Engineer <br /> <br />CC: 12/09/97 <br /> <br />Copy: Planninl~ Commission <br /> Park Commission <br /> Parks/Utilities Supervisor <br /> <br /> <br />
