That the subject property is zoned R-1 Rural Residential and is approximately 2 acres in <br />size. <br /> <br />o <br /> <br />That the subject property is surrounded by R-1 Rural Residential zoning developed with <br />single family homes. <br /> <br />That Section 9.11.02 of the Ramsey City Code does not permit the construction of <br />accessory structures nearer the front property line than the principal structure. <br /> <br />That the principal structure on the subject property was sited by the original homeowner <br />approximately 390 feet from the front property line. <br /> <br />o <br /> <br />That the Applicant is proposing to construct an accessory garage approximately 305 feet <br />from the front property line. <br /> <br />That there are unique circumstances applying to the subject property that do not generally <br />apply to other properties in the district; namely mature tree growth and location of the <br />septic system. <br /> <br />That the special conditions causing the undue hardship do not result from the actions of the <br />Applicant. <br /> <br />That similar variances have been granted in the R-1 Rural Residential District in the City of <br />Ramsey. <br /> <br />10. That the variance requested is the minimum variance which would alleviate the hardship. <br /> <br />11. <br /> <br />That the Applicant has stated that such variance is necessary for the preservation of a <br />substantial property right similar to that possessed by other properties in the Rol <br />Residential District. <br /> <br />12. That, if granted, the variance will/will not grant the Applicant any special privilege that is <br /> denied to other owners of lands, structures or buildings in the same district. <br /> <br />13. That, if granted, the variance will/will not be materially detrimental to the purposes of the <br /> Ramsey Zoning Chapter or other property in the R- 1 Rural Residential District. <br /> <br />14. <br /> <br />That, if granted, the variance will/will not substantially increase the congestion of public <br />streets, or increase the danger of fire, or endanger the public safety, or substantially impair <br />property values within the neighborhood. <br /> <br />The motion for the adoption of the foregoing resolution was duly seconded by Board Member <br /> , and upon vote being taken thereon, the following voted in favor thereof: <br /> <br />RESOLUTION #97-05- <br />Page 2 of 3 <br /> <br /> <br />
