That there are unique circumstances applying to the subject property that do not generally <br />apply to other properties in the district; namely declines in topography, mature tree growth, <br />and location of the septic system, drainfields, and wetlands. <br /> <br />That the special conditions causing the undue hardship do not result from the actions of the <br />Applicants. <br /> <br />10. That similar variances have been granted in the R-1 Rural Residential District in the City of <br /> Ramsey. <br /> <br />I 1. That the variance requested /s/is not the minimum variance which would alleviate the <br /> hardship. <br /> <br />12. <br /> <br />That the Applicants have stated that such variance is necessary for the preservation of a <br />substantial property right similar to that possessed by other properties in the R-I <br />Residential District. <br /> <br />13. That, if granted, the variance will/will not grant the Applicants any special privilege that is <br /> denied to other owners of lands, structures or buildings in the same district. <br /> <br />14. That, if granted, the variance will/will not be materially detrimental to the purposes of the <br /> Ramsey Zoning Chapter or other property in the R-1 Rural Residential District. <br /> <br />15. <br /> <br />That, if granted, the variance will/will not substantially increase the congestion of public <br />streets, or increase the danger of fire, or endanger the public safety, or substantially impair <br />property values within the neighborhood. <br /> <br />The motion for the adoption of the foregoing resolution was duly seconded by Board Member <br /> , and upon vote being taken thereon, the following voted in favor thereof: <br /> <br />and the following voted against the same: <br /> <br />and the following abstained: <br /> <br />and the following were absent: <br /> <br />RESOLUTION #97-05- <br />Page 2 of 3 <br /> <br /> <br />
