CASE g3 <br /> <br />HIGHWAY gl0 REDEVELOPMENT PLAN SECOND SECTION <br /> <br /> By: James D. Gromberg, Economic Development Coordinator <br /> <br />Background: <br />The Commission has completed the first section of the Highway gl0 redevelopment plan. The <br />EDC has now decided to move to the next section which will entail the area between Armstrong <br />Boulevard Northwest (County Road #83) and Ramsey Boulevard Northwest (County Road g56). <br />The study area will extend on a north-south access from the Mississippi River to 149th Avenue <br />Northwest line. <br /> <br />As the Commission is aware the northside of the Burlington Northern Railroad Tracks is a prime <br />area for future industrial/commercial development. The area directly abutting Highway #10 <br />along the northside presents some interesting development concerns. This area becomes to <br />narrow for development prior to reaching an intersection with Armstrong Boulevard Northwest. <br />The commission will need to decide how this will be handled and if it makes sense to create a <br />service road and a terminus for that road. It this is the case than the City may want to review the <br />possibility of acquiring the more narrow areas for the future possible expansion of Highway #10 <br />corridor. <br /> <br />On the southside of the Highway gl0 roadway is the Anoka County Park with a limited area for <br />possible development. The area to the west includes the Alpaca Estates with a series of one acre <br />commercial lots along the highway. In addition the EDC should review how a service road could <br />best be constructed across the county park. <br /> <br />Attached for the commissions review are copies of information about the non-conventional <br />subdivision design. This information will be more useful along the other areas of Highway gl0 <br />when the residential property abuts the roadway. In addition this information will be useful <br />when we present our report and plan to the City Council. <br /> <br />Commission Action: <br /> <br />Based upon discussion the EDC should provide further input as to the development of the <br />Highway #10 plan. <br /> <br />Reviewed By: <br />Economic Development Coordinator <br />City Administrator <br /> <br />EDC: 05/01/97 <br /> <br /> <br />
